LAND EAST OF BOROUGHBRIDGE ROAD, BRAFFERTON, YORKSHIRE

The Heritage team provided evidence at appeal for a site north of Brafferton, adjacent to Brafferton and Helperby Conservation Area, for the provision of 28 dwellings (50% affordable), following a refusal by Hambleton DC. In the absence of an up-to-date appraisal, this required a detailed analysis of the Conservation Area to identify its special significance and any contribution made by the Appeal Site. 

The team demonstrated that the Appeal Site makes a limited contribution and that the proposals would not result in an unacceptable degree of harm to the Conservation Area or its setting. The appeal was upheld by the Planning Inspectorate and outline permission  was granted.
